A problematic office building transformed into ideal downtown living.
This existing 25-story office tower was under parked and riddled with asbestos. A narrow floor plate also made it cumbersome for office space, but ideal for residential use. To enhance the transition to residential, openings were cut into the existing curtain wall to allow private balconies with desirable views of downtown and the Trinity river, available from most units.
Residents are just steps from the downtown dining and retail scene, the local arts district, and the newly opened AT&T Discovery District. A new six-story parking garage and outdoor recreation/pool deck were constructed as added amenities.
The complex now offers 14 different unit floor plans for 1, 2, and 3-bedroom condominiums ranging from 660 to 2,101 square feet. Being situated on a full city block offers incredible downtown views for all. The prominent pedestrian walkway was maintained to provide sidewalk access to and from the building. New landscaping was added at street level and at the recreation deck.
