Meeting the needs of a growing city
To meet the need for additional medical services for its growing population, the city of Maricopa, Arizona, pursued a mixed‑use development anchored by a healthcare tenant as well as necessary infrastructure improvements. Corgan worked with a developer to design a 9.3-acre medical campus that included a 24-bed acute care hospital with four beds dedicated to ICU-level care. This medical campus development is part of multi‑phased, mixed‑use space that consists of a micro‑hospital, medical office building, multifamily housing, and a parking garage.
The first level of the hospital includes surgical and imaging services, including an operating room, cath lab, MRI, CT, and X-ray rooms. The hospital will also include a 10-bay emergency department with a ground level helipad on site for patient transport. Additional services in the hospital include pharmacy, laboratory, dietary, and other back-of-house support services. A partially covered courtyard connects the two-story hospital to a 40,000 square foot medical office building anchored by an ambulatory surgery center tenant. Other buildings on campus include a 200-unit mixed-use development with ground-floor retail and an adjacent parking garage to create a pedestrian-friendly streetscape and walkable environment.
Made for connection
For the campus, Corgan focused on developing an amenity-rich solution to engage the community while providing a concept that supports a seamless transition between the proposed uses. Centered around patient and customer experience, the design is greatly influenced by principles from retail and hospitality, a departure from traditional healthcare design. The design of the campus gives nods to the desert environment — incorporating stone textures and capturing the pure white clouds, the greens of saguaro cacti, and the warm red tones of fired clay. The team worked with the city to develop a comprehensive Planned Area Development (PAD) submittal for the innovative use of this campus.
The massing of the development weighed the adjacency of key sites within the neighborhood and connectivity on the campus itself. Care was taken to allow ease of access to the medical buildings and between the planned helipad and hospital. Solar studies were conducted to maximize placement of solar panels. The site was planned to accommodate future growth, including a second medical office building adjacent to first, a daycare center, and a potential expansion to the nearby vacant lot.
