Modern workplace design for the capital city

 

Alexander Court is a one-million-square-foot, trophy-class level office development in the heart of Washington, D.C.’s Central Business District. Purpose-built to meet the demands of the modern workplace, the building features more than 1,000 linear feet of window line per floor through a high-performance glass curtain wall that brings natural light to every area of the floor plate.

With frontage along four major thoroughfares and multiple Metro stations within walking distance, the building offers unmatched connectivity for tenants and visitors alike. More than 24,000 square feet of lobby, atrium, and mezzanine space provides a dynamic environment for collaboration and engagement, supported by a Dedicated Outdoor Air System (DOAS) that prioritizes occupant wellness and energy efficiency. The building is LEED Gold Certified.

Amenities are equally exceptional throughout the building: tenants can enjoy a 7,500-square-foot fitness center with spa-quality locker rooms, a coffee and wine bar in the lobby, and dedicated conference centers that feature a full range of resources to support a high-performing, modern workforce. An expansive rooftop terrace offers open-air spaces and views of the Washington National Cathedral.

The challenge of connecting two buildings

At the heart of the project was a complex and technically demanding challenge to reconfigure two separate, aging buildings, 2001 K Street and 2000 L Street, into a single, unified structure. Expert navigation of the city’s intricate zoning regulations, including the strategic application of new zoning allowances to accommodate a four-story vertical expansion and a large rooftop amenity, were required at the outset of the project.

Anchoring the corner of 20th and L Streets, a dramatic, two-story lobby opens into a soaring 12-story glass atrium, accompanied by a second-floor mezzanine and café that together establish an atmosphere of sophistication and civic generosity. Abundant natural light, expansive sightlines, and thoughtfully curated public spaces create an immediate sense of arrival that distinguishes the building the moment one steps through the doors.

Sixteen upgraded passenger elevators, escalators, and fully modernized MEP building systems are integrated throughout the unified structure; new storefronts, interior finishes, and a reimagined façade create an entirely new exterior identity. The now-freestanding structure makes a single, cohesive statement and represents an engineering and architectural achievement.

Architecture and design standards

The building expresses itself as a series of slanted, interweaving masses that break the 400-foot façade into faceted, glassy components. East and west projections and upper-floor setbacks reduce visual mass while maintaining architectural scale that compliments the surrounding neighborhood. At street level, a commanding two-story corner lobby transitions into the soaring glass atrium, anchored by a spacious mezzanine and unified overhead by a sculptural wood ribbon ceiling. Finish materials, including European marble flooring, wood veneer millwork, micro-perforated acoustic ceilings, and fiber cement and metal panel cladding, reinforce the building’s character at every level.

A statement building and a highly functional workplace that blends prestige with practicality, Alexander Court is the recipient of numerous awards, including the NAIOP DC/MD Award of Excellence, ENR MidAtlantic Award of Merit, and the ULI Global Awards for Excellence. The project showcases what visionary development, technical expertise, and design excellence can achieve within the constraints of an existing urban fabric.

 

This project was completed by FOX Architects before its acquisition by Corgan in April 2026.
