Trophy-class destination in the nation’s capital
Located at the meeting point of Dupont Circle Historic District and downtown Washington, D.C., 1900 N Street is an 11-story office building that redefines a prominent urban site while responding to the character and scale of two distinct neighborhoods.
The project originated as seven separate parcels that were consolidated through a complex entitlement and approvals process. By assembling the site into a single development parcel, the team was able to maximize usable floor area, improve building efficiency, and realize a unifed architectural and planning vision.
Signature structure
A defining feature of the building is its exposed structural truss, which supports the office floors below while creating a dramatic, column-free entrance experience at street level. Rather than concealing the system, the design integrates the structure into the architectural expression of the building, making it a visible part of the project’s identity and contributing to its distinctive profile.
The building’s structural approach moves much of the support systems to the perimeter, creating flexible floorplates with fewer interior obstructions. This strategy increases workplace adaptability, accommodates a variety of tenant configurations, and maximizes access to daylight throughout the office environment.
Planning and performance
Efficiency and performance informed the project from the earliest stages of design. Long-span floorplates support evolving workplace needs while integrated building systems enhance occupant comfort and operational performance. Outdoor terraces, a penthouse amenitiy level, generous glazing, and carefully planned amenity spaces create opportunities for connection, collaboration, and access to the surrounding city.
The building balances ambitious structural engineering with high-performance workplace design, demonstrating how planning, architecture, and systems integration can work together to create an enduring commercial asset.
Designed in partnership with Kohn Pedersen Fox, 1900 N Street delivers a contemporary workplace experience that combines flexibility, efficiency, and architectural distinction in the heart of Washington, D.C. The LEED Gold-certified project has been recognized with multiple honors, including two NAIOP DC awards for building excellence.
This project was completed by FOX Architects before its acquisition by Corgan in April 2026.
